Net Yearly or Annual Income

 Net income is a simple calculation of gross yearly income minus all the expenses for the same period.  Those include, but are not limited to taxes, insurance, management fees, HOA fees (if applicable), and allowances for maintenance and vacancies.  Typically, gross income and gross ROI (Return On Investment) are good for quick looks at property performance, but investors are mostly concerned with net income and net return on their investments.
