Net return is a calculation of Net Yearly Income / Total Investment.  For example, if you paid $50,000 for your investment home and it produced (after all fees) $5,000 a year in net income, your investment would be producing a 10% cash on cash return.  That does not factor in tax savings, so your actual return on investment (after taxes) is higher.
